Tom Feiza is a registered professional engineer (PE, BSME) with over 35 years of construction and engineering management experience. He’s known as “Mr. Fix-It” to loyal readers, callers to his weekly radio show, viewers for his TV appearances and audiences at home shows and conventions.  But during the week, Tom Feiza is a home inspector with over 19 years and 7,000 inspections under his belt.  He has published books on home repair and operation: How To Operate Your Home, Home Journal, Home Systems Guide, Basic Home Systems, Home Systems Illustrated, My Home, My Home Mi Casa, and Just Fix It.  His Milwaukee WI radio call-in show on AM620 WTMJ draws in over 45,000 listeners each hour.  Tom has made numerous technical presentations for home inspectors at national conventions and for local groups.

"Write It Up – Describe That Defect"

How would an experienced home inspector write up “that” defect?  In this seminar, you will review photographs of home defects and learn how experience inspectors document the defects.  Tom Feiza and other experienced inspectors (optional) will provide the specific write up they use to describe the defects.  You will be given wording and disclaimer statements that are often used to protect home inspectors while accurately notifying buyers of the defect.  We will have time for audience input and discussions.  You will receive the specific wording use by Tom written within the context of national standards and typical Code of Ethics.

Primary Learning Objectives:
1. Provide home inspectors with answers and detailed report documentation on a variety of specific defects.
2. Provide the specific wording and disclaimers used by experienced inspectors while utilizing typical Standards and Code of Ethics.
3. Encourage audience participation and share ideas on defects and documentation, because there is never just one correct answer.

"Basement Inspections - Proper Reporting and Avoiding Headaches"

Basements are a huge liability for home inspectors because there are numerous basement problems and repairs are very expensive.  Learn basement inspection techniques from an inspector who has reported on over 7,000 basements and routinely works as an expert witness with basement problems.  You will learn how to proper inspect a basement and document conditions including statements that properly limit a home inspectors liability.  Learn how to document inspection restrictions and make proper referrals to a specialist.  Review actual defects, potential repairs and how they should be documented.

1. Learn how to properly inspect and document basement conditions and when to make a proper referral to a specialist.
2. Learn to analyze basic basement defects, understand basement construction, why defects occur and possible repair techniques.
3. Review actual basement defects, home inspector documentation and how legal cases were resolved.

John is a training instuctor with UGI Utilities.

John has 41 years in the combined plumbing, electrical, HVAC experience.  John is a member of ASHRAE, ACCA, RSES, ASGE, and NAOHSM.  John has taught (Electrical, Controls, Heating, Air Distribution & Design, Psychometrics, Load Calculations & Refrigeration) as an Adjunct Instructor at Reading Area Community College. John is a licensed contractor and master plumber.

John will be talking about common problems & defects with venting of natural gas appliances, combustion air, gas meters, gas piping, gas leaks, furnaces, and more.  He will talk about installation defects, natural gas hazards, as well as what to look for during a home inspection.
